Situated on a highly prominent island site on the border of Tech City and the city, this ground-breaking deep plan 1970s office has been given a new lease of life.

A key driver was to complete levels 2 and 1 Cat A floors to allow Hermes to lease the floors to new tenants as quickly as possible. Within a very busy 24-hour building, 8 live sites including major structural work had to be carefully phased whilst keeping a high-quality reception and lift lobby live and minimising disruption to hundreds of other occupants.

Creative with Copper

A new retail unit and dramatic copper-clad entrance has modernised the exterior, and a bespoke copper reception desk and feature lighting welcomes visitors into the new double height reception hall and lounge.

Featuring imaginative common areas, from stylish locker areas to cycle storage, this speculative sustainable development now forms a striking centrepiece within the new hub of Aldgate.

Fit-Out Facts

  • Phased Cat A refurbishment of 9 storey office building.
  • Ground floor reception (phased keeping it live), mezzanine and bridge, two Cat A office floors, WCs, new retail unit, new copper entrance canopy, front façade refurbishment, refurbishment of six passenger lifts, full new shower block and extension of secure cycle storage, loading bay.
  • Structural works included new floor levels, mezzanine, demolition of existing stair and provision of new staircase, full replacement of structural glazing
  • Demolition of roof area for new heating and cooling plant
