Key opportunity to align EPC ratings with performance 

Kevin P’ng, Joint Managing Director at BW: Workplace Experts, recently shared his insights in Property Weekly, highlighting the key opportunity to align Energy Performance Certificate (EPC) ratings with overall building performance.

He argues that with many office buildings over 20 years old and net-zero targets looming, the focus should be on energy efficiency that goes beyond the minimum legal standards. The integration of EPC ratings with frameworks like NABERS will allow landlords and tenants to meet regulatory goals while enhancing the appeal of their properties through sustainability.

P’ng highlights the importance of early-stage energy modelling (e.g., TM54) to ensure that energy targets are both realistic and achievable. Retrofitting is also key, especially as many office spaces fall below EPC C rating. He argues that this shift will help create sustainable, resource-efficient spaces and contribute to a circular economy.

Ultimately, P’ng calls on the industry to lead this change, ensuring buildings meet regulatory requirements while also supporting broader net-zero goals.
