Flagship in Focus: Inside Our Largest Project Yet

BW: Workplace Experts’ largest project to date is approaching the finish line, a 180,000 sq ft dual-building fit out delivered through three sectional handovers. With 19 floors split across two very different buildings, one a post-tensioned concrete frame, the other a steel frame structure, this project has demanded technical precision, constant coordination, and a one-team mindset from start to finish.

Senior Project Director, Gavin Nelson, and Senior Technical Services Manager, Bob Stewart, share an inside look at what it takes to deliver a scheme of this scale, the challenges that come with it, and the culture that’s carried the team through.

Two Buildings, One Vision

The project covers two adjacent buildings, each with its own unique challenges. One is occupied, with three tenant floors to navigate. The other stands empty, but with logistical hurdles of its own with no loading bay, limited lift access, and materials being transported through stair cores and passenger lifts.

The contrasting structures required entirely different approaches to design and delivery. In one, castellated steel beams made high-level service coordination a technical puzzle. In the other, flat concrete slabs offered a smoother path for installation. Even the base-build systems varied significantly with one building in strong condition, the other requiring extensive remedial work before fit out could begin.

“From a validation point of view, there was no comparison,” recalls Bob. “One was well maintained, the other needed a lot of landlord work before we could even get going. Chalk and cheese, yet they were built at the same time.”

Consistency Through Collaboration

Delivering across two buildings could easily have meant doubling the complexity. Instead, the team made a pivotal decision early on: to use a single supply chain across both sites.

“There was a lot of discussion about whether to split the supply chain,” says Gavin. “But our partners convinced us they could resource it. We knew their capabilities, and once we saw their plans, we had confidence. It’s proved to be the right call.”

That consistency has been key to the project’s success. BW’s unified approach has meant seamless communication, shared learnings, and consistent quality from one floor to the next.

“Without our supply chain, we’re nothing,” adds Bob. “It’s about choosing the right people, managing them the right way, and supporting each other. Everyone pulled together and enjoyed the journey.”

Coordination at Scale

With three sectional handovers in the pipeline, the pace of delivery has been relentless. Gavin credits detailed planning and early technical coordination as the foundation for success.

“On large-scale projects like this, it’s not just about labour,” he explains. “It’s how quickly you can feed the floors, complete your Stage 5 design, and move materials. That’s what dictates your programme.”

Weekly coordination sessions kept progress on track and prevented the usual bottlenecks. The approach turned potential delays into collaborative problem-solving sessions, ensuring every trade understood how their work fitted within the bigger picture.

Culture on Site

Beyond the technical delivery, this project has been a showcase of BW’s culture in action. The team, many of whom have worked together before, have built strong relationships not just with each other, but with the FM teams, incumbent contractors, and the tenants working in the live environment.

“We’ve seen leadership everywhere with people stepping in to help when others are stretched. It’s real camaraderie,” says Gavin. “That energy is what keeps the project moving, even as we hit the home stretch.”

As Bob puts it, “We’ve worked alongside the landlord and their contractors as one team. We’re not here to make life difficult for each other — we’re here to get the job done, and done well.”

From Construction to Completion

With handovers progressing floor by floor, the sense of achievement across site is tangible. Areas are being locked down as they reach completion with spotless floors, commissioned systems, and documentation ready to hand over.

“It’s been a great project from start to finish,” says Bob. “The challenges have made it interesting, but the relationships across our team, supply chain, and client have made it enjoyable.” For Gavin, it’s a proud moment.

“This is a BW flagship project. It’s shown what we can do at scale from the technical expertise, to the collaboration, and the consistency that defines who we are.”
