At MYO Piccadilly, set inside Landsec’s Lucent W1 mixed use development, every floor needed to work for everyone. Private offices, premium amenities, hospitality touches and residential level detail all had to come together, without feeling separate. The result? A space that works as one.
Delivered in two phases, over 25,400 sq. ft, BW created a gallery-inspired reception, a club-style lounge and fully serviced office floors that balance flexibility, wellbeing and a flawless finish. The result is refined, future-focused – and unmistakably Landsec.

Balancing substance and style
A bold welcome – A white-walled, light-filled reception greets guests with bronze detailing, a striking steel staircase and gallery-grade artwork, setting a confident tone from the start.
A space that adapts – The Business Lounge is made for different moments from morning coffee to evening talks and rooftop yoga. It’s calm, comfortable and ready for anything.
Private space, elevated – the MYO workspace spans two floors, with customisable suites for teams of 10 to 100. Meeting rooms support groups from 4 to 22, with plug-and-play tech throughout.
Wellbeing built in – 70% of desks receive natural light. Tea points, libraries and focus pods support comfort, productivity and environmental performance.

Full-scale mock-ups brought clarity to complex elements like super loos.
Point cloud surveys resolved tight ceiling voids, and clear, consistent communication kept the team aligned and the programme on track.
